Off-Plan or Ready to Move In? How to Choose in Istanbul

A clear comparison of buying a home still under construction and one that is already finished, with examples from HADARA's projects.

One of the first decisions an Istanbul buyer faces is not the district or the layout, but the stage of the building. Some homes are sold before they are finished, while others are complete and can be used straight away. Both routes are common, and neither is better in every case. This guide explains the difference and the questions to ask, so you can match the choice to your own plans.

What off-plan and ready mean

Off-plan, in Turkish satış öncesi or under-construction sales, means you choose a home from plans, a scale model and a show apartment while the building is new or still rising. Ready, or delivered, means the building is finished and the residences are available as they stand. Between the two sits the new launch, a project that has just been presented to the market, with delivery still some time away.

The projects we offer show all three stages. Lotus Yaşam in Beylikdüzü and Diamond Marin are new launches. Lotus Şişli is under construction, with units currently on sale. Lotus Yalı in Büyükçekmece and Cadde Ispartakule are complete and ready to move in, with residences still available for sale.

The case for buying off-plan

The first advantage is choice. When a project launches, you can look at more units and decide which floor, layout and position suit you best. The second is time: the payment plan is usually spread across the construction period instead of being due all at once. Lotus Yaşam, for example, lists flexible installment payment options, with delivery scheduled for late 2028, and Diamond Marin has delivery scheduled for the end of 2027. The third is that you buy a new home that nobody has lived in.

The trade-off is waiting and uncertainty. You judge the home from drawings and a show apartment, not from the finished rooms, and the delivery date is a plan, not a guarantee. Some developers have not published start or delivery dates at all, so always ask what has been officially announced. If you need to move in this year, an unfinished building will not fit.

The case for a ready home

A completed project lets you see exactly what you are buying: the real light in the living room, the view from the balcony, the finish of the kitchen, the condition of the shared areas. You can compare the building with what was promised, and you can move in or rent it out without waiting. At Lotus Yalı, the 48 residences stand in eight three-storey blocks facing the sea, and at Cadde Ispartakule the tower has 78 residences and 12 street-level shops, so you can judge the real setting. The trade-off is that a finished building has fewer units to choose from, and the payment is normally closer to the moment of purchase. The best floors or views may already be taken, which is why availability matters more here than anywhere else.

What to check before you decide

Whatever the stage, ask the same questions. Who is the developer, and what other projects have they delivered? What exactly is included in the price, and which area is it based on? What do the contract and the payment schedule say about the delivery date? Which documents can you see, and can copies be sent to you? Compare gross area with gross area and net with net, and read the community facilities as a list, not a slogan. If you are choosing a project still under construction, ask to see the progress on site and the scale model at the sales office.

Finally, remember that a video tour can help you shortlist a project and a unit before you travel, but the purchase itself is completed on a visit to Istanbul, where you see the project in person. HADARA, your real estate partner in Istanbul, is happy to explain the stage of each project and what it means for your plans. Contact us or book a private video tour to compare an off-plan project with a ready home, then visit Istanbul to see them for yourself.
