Şişli Istanbul: District Guide for Property Buyers

Şişli Istanbul explained: where the district lies, what is nearby, and which apartments and home offices HADARA offers there.

Şişli is the district many buyers picture when they think of the business and city life of Istanbul. It is a central district on the European side, built for people who want offices, hospitals, shops and public transport within a short distance of their front door. This guide explains where Şişli lies, what is around it and which project in our portfolio you can find there, using only the distances and details published on our site.

Where Şişli lies

The Bosphorus divides Istanbul into a European and an Asian side, and Şişli sits in the central part of the European side. Unlike the coastal districts in the west of the city, it is a dense urban area where daily life is organised around work, services and fast connections rather than around the beach. Our project there, Lotus Şişli, stands on Piyalepaşa Boulevard in the business heart of the district, a few steps from the metro, the Metrobüs and the E-5 highway.

Hospitals, offices and shopping nearby

The distances below are the ones listed on our site from Lotus Şişli. Memorial Şişli Hospital is 100 m away and Okmeydanı Training and Research Hospital 280 m. Perpa Business Centre is 500 m away, the Darülaceze–Perpa Metrobüs stop 540 m and the Istanbul Courthouse 880 m. Çağlayan Metro is 1 km away and Cevahir Mall 1.5 km. Further out, Nişantaşı is 2 km away, Taksim 2.9 km and Zorlu Center 4.1 km.

For a buyer, this mix matters. Healthcare, courts, offices and large shopping centres are all close, and the metro and the Metrobüs connect the area to the rest of the city. That makes Şişli a practical address for someone who works in Istanbul, runs a business there or simply wants everything within reach. Keep in mind that these figures are the distances listed from one address; always ask for the exact travel time from the property you are considering.

Homes in Şişli

Lotus Şişli is a mixed-use project designed by architect Hakan Saçık for the developer Lotus Yapı Proje. It covers 35,342 m² of construction in two blocks of 18 storeys and brings together 320 home offices, apartments, penthouses and street-front shops. The project is under construction, units are currently on sale, and according to the developer delivery is scheduled for December 2026.

The home offices can serve as a workplace, a home or both. Our site lists 1+1 and 2+1 layouts, offered as apartments or as closed and open-plan offices. The 1+1 measures 57.56 m² gross and 43.41 m² net, and the 2+1 measures 83.75 m² gross and 63.16 m² net. Residents share a concierge service, a lounge, an indoor swimming pool, a fitness centre, a reformer Pilates studio and a spa with a Turkish bath, a sauna and massage rooms, along with meeting rooms, a café, a cinema room, parking and private security. A flex space concept also lets owners add extra space to their home only when they need it.

How to choose

Because Lotus Şişli is still under construction, it suits a buyer who is comfortable waiting for delivery. Remember that a delivery date is a plan, not a guarantee. Think about whether you want to live in the unit, work in it or both, and compare the gross and net areas on the floor plan rather than the headline size alone. If you prefer a home you can move into sooner, our portfolio also includes completed projects in other districts, and we can compare them with you. Before you decide, ask about the current availability, the price and the monthly costs of the building.

HADARA, your real estate partner in Istanbul, can help you compare these options. Contact us or book a private video tour to shortlist your favourites, then visit Istanbul to see them in person, because the purchase itself is completed on a visit.
