Project Overview

Hayat Flora is rising in Halkalı, in the Küçükçekmece district on Istanbul's European side, between the Sea of Marmara and Lake Küçükçekmece. It is built by Özak GYO, the developer of Büyükyalı, under the guarantee of Emlak Konut GYO, the state-backed real estate investment company, on its revenue-sharing model. The project covers about 92,440 m² and is laid out as a new neighbourhood in three sections, each with its own landscaped park, with up to 70% of the site given to gardens, walking paths, children's play areas, sports areas and places to sit and rest. Its 21 blocks of ground plus 13 floors hold 1,382 homes, from 1+1 to 4+1, including garden-floor homes and duplexes with a garden or terrace, many of them looking out over the sea and the lake, and 46 shops line the three avenues of the project. Residents have outdoor swimming pools, a fitness centre, a residents' lounge, a secured entrance and parking for 2,318 cars. Marmaray Halkalı station and the M11 metro line to Istanbul Airport are about 500 m away, Florya is 10 minutes and Ataköy 19 minutes by Marmaray, and the E-5 and TEM motorways are 10 minutes by car. The blocks are designed to Türkiye's 2018 earthquake code, with structural calculations checked by Istanbul Technical University and Emlak Konut, raft foundations and 1,710 foundation piles. Sales are offered in two phases, and the developer plans to hand over the keys in February 2029. The project is eligible for Turkish citizenship.
