Beşiktaş Istanbul: District Guide for Property Buyers

Beşiktaş Istanbul explained: where the district lies, what is near Abbasağa, and what Referans Beşiktaş offers property buyers.

Beşiktaş is one of the best-known districts on the European side of Istanbul, a central and long-established part of the city along the Bosphorus. For many foreign buyers it is the address they picture first when they think of city life, with parks, universities, hospitals and shopping within a short distance. This guide explains what Beşiktaş is like, what surrounds one of its neighbourhoods and which project in our portfolio you can find there, using only the distances and details published on our site.

Where Beşiktaş lies

The Bosphorus divides Istanbul into a European and an Asian side, and Beşiktaş sits on the European shore, close to the strait. It is an established urban district rather than a new development area, so living here means a dense city setting with services nearby instead of wide open land. This is also why homes in central districts like this one are rare: such districts are already largely built up, and new residential projects are few. If you are looking for a quiet seaside suburb in the west of the city, other districts may suit you better. If you want to be close to the centre, Beşiktaş deserves a place on your shortlist.

What is near Abbasağa

Our project in Beşiktaş, Referans Beşiktaş, stands in Abbasağa, a few minutes from Nişantaşı, the Bosphorus shore and Yıldız Park. These are the distances listed on our site from the project. Abbasağa Park is 600 m away and Ihlamur Pavilion 700 m. City's Nişantaşı is 1.3 km away, Acıbadem Fulya Hospital and the İTÜ Maçka campus are 1.4 km away, and Yıldız Technical University is 1.5 km away. The American Hospital is 1.6 km away, Maçka Park 2 km, Yıldız Park 2.3 km and Zorlu Center 2.7 km. Akmerkez is 4.2 km away and Kanyon 5.3 km.

These figures are distances, not travel times, and city traffic changes the journey. Always ask for the real travel time from the property at the hours you would actually travel.

Referans Beşiktaş

Referans Beşiktaş is a residential project under construction in Abbasağa. It is developed by Kiler GYO on the revenue-sharing model of TOKİ, the state housing administration. The project has 10 low-rise blocks with 295 homes in total, set around a landscaped central garden with green spaces between the blocks, ornamental pools, pergolas and a children's play area. According to the developer, delivery is planned for January 2027, and sales are under way. Remember that a delivery date is a plan, not a guarantee.

The homes range from 1+1 to 4+1, including duplexes with private terraces and a 5.5+2 duplex penthouse with a 129.7 m² roof terrace. Our site lists, for example, 1+1 homes of 49.90 to 56.80 m² gross and 42.40 to 47.80 m² net, and a 4+1 of 181.80 m² gross and 159.40 m² net, so compare gross and net areas rather than the headline size. Every home has its own storage room. Residents share 900 m² of facilities with an indoor swimming pool, a fitness centre, a sauna, a steam room and a Turkish bath, protected by 24-hour camera surveillance and security staff. The price is available on request.

How to choose

Because the project is still under construction, it suits a buyer who is comfortable waiting for delivery. Ask about the current availability, the price and the monthly costs of the building. If you plan to apply for a residence permit, note that the Presidency of Migration Management closes some neighbourhoods and districts to new residence permit applications by foreigners, based on population density, and updates these lists from time to time, so check the address before you buy. Our site lists the project as eligible for Turkish citizenship; the conditions are per current law and may change, so confirm them before you decide.

HADARA, your real estate partner in Istanbul, can help you compare these options. Contact us or book a private video tour to shortlist your favourites, then visit Istanbul to see them in person, because the purchase itself is completed on a visit.
