Discover MoreBaşakşehir Istanbul explained: where the district lies, its parks, and two projects there, Vadi Panorama and Mesa Yenikent.
Başakşehir is a name that comes up often when overseas buyers look at the European side of Istanbul, usually together with words such as parks, new neighbourhoods and planned living. This guide explains what kind of district it is, what daily life around its green areas can look like, and which two projects in our portfolio are located there, using only the details and distances published on our site.
Başakşehir is a planned district in the north of the European side of Istanbul. Rather than growing street by street over the years, a planned district is laid out as a whole, with housing areas, roads, public buildings and open spaces designed to work together. For a buyer this usually means organised residential groups and services such as a city square and a large hospital placed inside the district. The Bosphorus divides Istanbul into a European and an Asian side, and Başakşehir belongs to the European one, with links to the TEM motorway, the North Marmara Motorway and the road to Istanbul Airport.
Green space is the first thing our site mentions about this part of Başakşehir. The area around Kayaşehir lies between Kayaşehir Nation's Garden and Şamlar Nature Park, with the northern forests of Istanbul on one side and the city on the other. A Nation's Garden is a large public park and Şamlar is a nature park, so residents have places to walk, exercise and spend a weekend without leaving the district. The Kayaşehir Merkez metro station (M3), Başakşehir City Square and Başakşehir Çam and Sakura City Hospital are also listed among the nearby places.
Vadi Panorama is being built in a green valley of Başakşehir with the guarantee of Emlak Konut, a listed real estate investment company whose main shareholder is TOKİ, Turkey's public housing administration, in partnership with Binbay and Enam. It has 268 homes and 26 shops: apartments from 2+1 to 5+1, many with private garden use or wide terraces, and 12 detached 5+1 villas over three floors, each with its own garden. Every home has a smart home system, underfloor heating and a private Turkish bath. The project is under construction, delivery is scheduled for December 2028, and the payment plan is 40% down with the balance over 48 months. The price is available on request.
Mesa Yenikent, by the developer Mesa Mesken, is planned as a whole town rather than a single complex: about 4,000 homes in five phases on a settlement area of 2,000,000 m², of which 1,000,000 m² is landscaping. The blocks are low-rise, with garden-floor homes, roof terraces and wide balconies. Homes range from 2+1 to 6.5+1, including two-level residences, and the town includes an indoor swimming pool, a fitness centre, sauna and steam rooms, sports courts, walking and cycling paths, schools, shops, restaurants and cafés. According to the developer, the first phase of 843 homes is scheduled for delivery in June 2028. The project is under construction and the price is available on request.
For Mesa Yenikent our site lists these distances: Kayaşehir metro station and Başakşehir Çam and Sakura City Hospital 6 km, Atatürk Olympic Stadium and Tema World 8 km, Bahçeşehir Pond 9.4 km, Mall of Istanbul 10 km, Florentia Village 25 km and Istanbul Airport 32 km. Vadi Panorama has its own surroundings, so always ask for the exact figures from the address you are considering.
Two legal points are worth knowing. Mesa Yenikent is listed as eligible for Turkish citizenship, and the conditions are per current law and may change, so confirm them before you decide. If a residence permit is your goal, remember that the Presidency of Migration Management closes some neighbourhoods and districts to new residence permit applications by foreigners and updates these lists from time to time, so check the address before you buy.
The choice between the two depends on your plans: Vadi Panorama offers the Emlak Konut guarantee and a published payment plan, while Mesa Yenikent offers a larger town with many facilities on site. Remember that a delivery date is a plan, not a guarantee, and ask about the floor plan, the gross and net areas and the monthly costs of the community. HADARA, your real estate partner in Istanbul, can help you compare them. Contact us or book a private video tour to explore the options, then visit Istanbul to see your shortlist in person.
